As a Property Accountant, you will be responsible for overseeing various financial aspects of our real estate properties. Your primary focus will be on managing delinquency and collection processes, move-out processing, tenant credits, lease management, security deposit refunds, insurance renewals, tenant inquiries, lease abstracts, property tax protests, NSF entries, CAM collections, reviewing tenant complaints with managers, setting up tenant portals, and rent billing. Proficiency in using Appfolio or Yardi is essential for this role. Responsibilities Delinquency and Collection: Monitor tenant accounts, track delinquencies, and coordinate collection efforts with property managers or leasing agents. Move Out Processing: Process move-out documentation, perform final accounting for tenants, and calculate any necessary deductions or refunds. Tenant Credits: Manage tenant credit applications, evaluate eligibility, and process approved credits. Lease Management: Input new leases and move-out dates into the accounting system accurately and in a timely manner. Security Deposit Refunds: Calculate and process security deposit refunds, ensuring compliance with applicable laws and lease agreements. Insurance Renewals: Coordinate with insurance providers to renew property insurance policies and maintain accurate records. Tenant Inquiries: Respond to tenant inquiries regarding financial matters, providing prompt and helpful assistance. Violations: Monitor lease violations, coordinate with property managers to address violations, and record necessary charges or penalties. Lease Abstracts: Review lease agreements and extract essential financial information to create accurate lease abstracts. Property Tax Protest: Assist in property tax protest initiatives by gathering relevant documentation and supporting data. NSF Entries: Record and manage non-sufficient fund transactions, ensuring appropriate follow-up actions are taken. CAM Collections: Oversee collection and reconciliation of Common Area Maintenance (CAM) charges from tenants. Review Tenant Complaints with Managers: Collaborate with property managers to address tenant complaints related to financial matters and provide guidance on resolutions. Tenant Portal Setup: Set up and maintain tenant portals to facilitate communication, document sharing, and online rent payments. Rent Billing: Prepare and distribute rent invoices or statements accurately and in a timely manner. Requirements Bachelor's degree in accounting, finance, or a related field (preferred). Proven experience as a Property Accountant or similar role in the real estate industry (preferred). Strong understanding of real estate financial processes, including lease management, rent collection, and security deposit handling. Excellent attention to detail and accuracy. Strong analytical and problem‑solving skills. Effective communication and interpersonal skills. Ability to work collaboratively with cross‑functional teams. Familiarity with relevant real estate laws and regulations. Strong organizational and time‑management abilities.
