Job Description The Senior Project Manager will take responsibility for end‑to‑end service delivery, ensuring that client objectives are met through the delivery of an effective service. This role involves interfacing with the client and other consultants at all project stages, managing schedules and budgets, and overseeing general contractors and directly contracted vendors and consultants including architectural and engineering partners, internal security and AVIT stakeholders, furniture, branding, etc. Responsibilities include: Preparing budgets, updating and maintaining cashflows and schedules. Reviewing construction, correcting and assessing work‑in‑place. Approving capital expenditure spends and revising cost estimates prepared by contractors. Planning, organising, scheduling, directing and controlling the delivery of projects on time. Qualifications Minimum of 10 years’ experience as a project manager. Sector experience (e.g., corporate occupier, retail, real estate). Engineering or architectural degree with chartered status. Fluent in English and Spanish at a working level. PMI or equivalent certification is a plus. Knowledge of Microsoft Project, Smartsheet, Excel and PowerPoint. Knowledge of AutoCAD and BIM. Skills and Qualifications Run and lead client and other required meetings, presenting updates at all project stages. Stakeholder management: lead local client and report to global team. Manage risks, control risk register, and conduct risk workshops. Identify factors influencing construction costs and monitor cost data. Issue reports as agreed with client. Ensure quality control for all works in general. Support design management and review construction methods opportunities. Support engineering decisions and manage design‑build changes. Review payment requests and advocate client interests in disputes. Track and manage critical milestones to avoid schedule slip. Ensure equipment meets project schedule. Lead value‑engineering sessions as required. Oversee transfer of building operations to the client with all close‑out documentation and warranties. Adopt a collaborative, client‑facing approach and build strong relationships. Assertive and detail‑oriented to raise issues early. Demonstrate track record in delivering relevant projects. Advanced skills with spreadsheets, report writing and presentations. Manage and lead teams, balancing revenue, resources and priorities. Maintain high quality and lead quality control actions. Knowledge of health and environmental safety in construction. Communicate effectively, both verbally and written. Be a self‑starter, team player, natural leader who can motivate teams.
