**JOB TITLE: FACILITIES AND MAINTENANCE MANAGER**

**BUS TITLE: MCHS FACILITIES & MAINTENANCE MANAGER-OKINAWA**

**JOB CODE: 960098 **JOB SERIES: 1601 **GRADE: NF-4 FLSA STATUS: EXEMPT**

**MAJOR DUTIES**:
May serve as the Contracting Officer’s representative (COR) for local contracts in support of the Lodging Program as it relates to maintenance and service of major equipment and systems.

Plans, organizes work, and manages internal maintenance procedures and resources to ensure maximum productivity and economies. Prepares internal office financial plans and related records and reports. Monitors programs on a regular basis, and in conjunction with General Managers will initiate corrective action to ensure safe, efficient, and well-maintained facilities. Develops long range plans in conjunction with internal operating directives. Serves as responsible officer of the lodging safety program and ensures compliance with fire, safety, and other environmental issues and programs. Develops and ensures implementation of an activity safety program in accordance with the Base Safety Program/Marine Corps Community Services Safety Office. Conducts safety meeting a least quarterly for all properties. Promptly reports workplace accidents to Lodging Program Manager, General Managers and other reporting agencies as required.

Directly supervise employees. Counsels and trains employees, schedule and direct work, appraises work performance. Approves or disapproves leave, and personnel actions. Must alert to substance abuse and take appropriate action. Effectively supports the Marine Corps Equal Employment Opportunity and Sexual Harassment policies, and ensures compliance with fire, safety, and other environmental issues and programs. Maintains and enforces security of funds, merchandise, supplies and equipment to preclude or minimize the potential fraud, waste and abuse.

Responsible for the preparation and timely submission of work requests. Serve as responsible officer for the maintenance and repair of assets assigned to MCHS facilities. Operates and coordinates vehicle support to transport tools and materials to various property sites. Observes and enforces required safety, sanitation, and hazardous material storage and disposal rules and regulations.

Provides World Class Customer Service with an emphasis on courtesy. Assists customers and communicates positively in a friendly manner. Takes action to solve problems quickly. Alerts the higher-level supervisor, or proper point of contact for help when problems arise. Adheres to safety regulations and standards. Promptly reports any observed workplace hazards, and any injury, occupational illness, and/or property damage resulting from workplace mishaps to the immediate supervisor. Adheres to established standards of actively supporting the principles of the EEO program and prevention of sexual harassment.

Travels to complete work assignments and conduct or attend conferences and meetings. May work a fluctuating work schedule to complete work assignments outside of the typical workweek and work hours.

This is a white-collar position where occasional lifting up to 20 lbs may be required.

Performs other related duties as assigned.

**Qualifications**:
**MINIMUM QUALIFICATIONS**:

- A minimum of four years in the hospitality industry or related field in a facilities operation and/or management capacity.
- Knowledge of work methods and practices of various building trades.
- Knowledge of pertinent safety, occupational health, and environmental regulations.
- Ability to motivate, encourage and lead people.
- Ability to communicate orally and in writing.
- Knowledge of NAF policies and procedures preferred.
- Universal Chlorofluorocarbon (CFC) certification preferred.
