**Pod Leader**

The Pod Leader is responsible for the management and control of all assigned properties and owners. The Pod Leader leads the development and implementation of a property management plan and maintenance of properties; assess pod performance, KPI’s, and develop team growth through training.

Successful Pod Leaders should have excellent organizational and interpersonal skills, leadership, time management, attention to detail and be able to create synergy in their pod by helping their team members partner and work as a team.

**Duties and Responsibilities**
- Set goals and deadlines for your team’s performance in ways that contribute with the company's objectives and vision.
- Organize workflows and ensure employees understand their duties or delegated tasks.
- Monitor employee productivity, conduct one-on-one meetings to build rapport, hold accountability, and provide constructive feedback.
- Review team’s performance periodically, with the aid of reports and other tools. This comprehends but is not limited to: delinquencies, vacancies, property turns and expired insurance policies.
- Oversee and ensure the company processes and procedures are being followed correctly.
- Coach employees by creating SMART action plans and properly follow up.
- Continuously develop team members and ensure best practice and innovation is maintained.
- Complete administrative work related to leading their pod such as quarterly reviews, annual raises, approving timesheets, Bamboo goals and objectives, documents requiring signing and employee surveys among others.
- Be the main point of contact for Owners, educate them on company policies, processes and procedures, while developing a professional relationship based on trust and respect.
- Be the main point of contact for Tenant and Owner escalations; work with pod members to resolve issues by reviewing the information and facts of the case.
- Oversee any eviction or legal proceedings and keep owners fully updated.
- Be accountable for resolving day to day issues within their pods.
- Collaborate with the management and operational support teams (Sales, Collections, Process Architect, Accounting, Marketing, etc ) to respond to inquiries, maintain excellent communication, implement rocks, support initiatives and improvement projects leading to innovation and the betterment of the company.
- Coordinate onboarding of all assigned new properties by reviewing and ensuring compliance for all onboarding documents and oversee the review of new property inspection.
- Coordinate offboarding properties smoothly with tenants and property owners.
- Ensure the Appfolio property page is updated, included but is not limited to, rent price, marketing description, pictures, etc. when preparing for releasing.
- Oversee tenant move-out, reviewing move-out inspections and responsibility of charges between Owners and Tenants.
- Prepare disposition letters before 21 days of tenant vacancy and forward to accounting.
- Oversee and ensure the process for reviewing annual property inspections are being followed.
- Oversee with the Resident Coordinator to complete monthly delinquency notices for past due rent or other charges on time following all applicable laws and regulations.
- Oversee with the Resident Coordinator to review violations and send out notices as needed.
- Oversee with the Resident Coordinator to ensure the lease renewal process and all applicable laws are being followed (rent increase amounts, deadlines, etc.).
- Be present for all required meetings and training sessions pertaining to your job, responsibilities or as specified by your direct supervisor.
- Attend and promote company activities and team building events when possible.

**Requirements for the position include**:

- Proven leadership skills
- 1 year of experience working for a Property Management company in the US (preferred)
- Min. 2 years of experience leading high-performing teams (required)
- Excellent oral and verbal communication
- Ability to foster good relationships with clients and customers, as well as internal team members
