This position will lead and manage the on-site construction teams and oversee all work on-site for one or more construction projects. The superintendent will be responsible for orderliness on-site and ensure compliance with safety regulations. Manages all trades and daily activities related to the project. Engages and communicates effectively with design professionals, consultants, and customers and effectively directs all subcontractors and other construction personnel in planning, coordinating, and safely executing work within the scope of the contract, budget, and schedule. You will ensure quality standards are met, and all equipment and materials are available on-site at all times. You will liaise with inspection authorities regarding approvals.
Key Responsibilities:- Direct and manage trades, sub-contractors, on-site work equipment, and visitors to maximize efficiency, production, and safety.
- Coordinate and maintain construction schedules to ensure projects are being completed on time and according to drawings and specs.
- Create schedules for workers and subcontractors.
- Create cost estimates for labor, supplies, materials, and other project costs.
- Make changes in the operation as necessary to best meet construction deadlines.
- Source, manage, and inspect the work of trades and subcontractors.
- Maintain a daily log for the job site's operations, reporting to management as necessary.
- Understand project scope and execute company processes, policies, and procedures accurately.
- Comply with safety and building codes as well as legal requirements and statutory reporting.
- Provide updates of project timetables, budget, and deliverables to internal stakeholders.
- Enforce the organization's safety policies in accordance with OSHA and establish a climate that emphasizes safety on the job for the entirety of the project.
- Monitor and ensure on-site safety compliance, cleanliness, and orderliness.
- Obtain and monitor all permits, building certificates, and city inspections and become familiar with all local building enforcement procedures.
- Maintain a good working relationship with all subcontractors and the property management team, develop good community relations with local civil and government offices, utility vendors, and other businesses.
- Track and report project activities, managing the schedule and conditions of project timeline to avoid unnecessary overtime and cost overrun.
- Identify problems early and act immediately to provide solutions.
- Coordinate and oversee all work on site.
- Attend production meetings.
- Review and become familiar with the schedule and budget, ensuring adherence to these.
- Ensure quality standards are met.
- Place orders for materials and be responsible for equipment and materials on site.
- Follow the project timeline to ensure deadlines are met.
- Maintain records for site personnel such as daily field reports, field orders, and RFIs.
- Liaise with inspection authorities regarding approvals.
- Knowledge of OSHA safety regulations and PPE procedures.
- Ability to conduct accident investigations and safety inspections.
- Proficient written and oral communication skills.
- Strong computer skills, able to read, write, and comprehend written instructional documents.
- Ability to function well in a high-paced and at times stressful environment.
- Ability to perform basic mathematical calculations.
- Ability to apply concepts of introductory algebra and geometry.
- Proficient in Microsoft Office productivity suite.
- Experience in managing large or multiple facilities.
- High school diploma or equivalent.
- At least five (5) years of related experience required.
- Construction Management degree or related field preferred.
- Proficient with scheduling software, CAE, and CAD applications.
- Proficient with reading CAD or design documents and diagrams.
- Proficient with taking and uploading digital photographs.
- Blueprint knowledge.
- Prolonged periods of standing, bending, reaching, and working with hands.
- Prolonged periods of sitting at a desk and working on a computer.
- Occasional periods of prolonged exposure to loud noises.
- Ability to lift up to 75 pounds.
- Ability to stand, walk, and reach with arms and hands as necessary.
- Ability to hear and see to position and safety requirement levels.
- Occasional exposure to elements such as heat, cold, noise, dust, dirt, and chemicals.
- Must be able to successfully pass a federal, state, or local government's background investigation.
- Valid state driver's license.
