JLL seeks a strategic and organized Facilities Operations Manager to oversee the daily operations of our facilities in Mexico. This role requires strong leadership and communication skills to effectively manage a team of employees and ensure the smooth operation of our sites.

Main Responsibilities

  1. Establish and implement site operations strategies to align with client goals and objectives.
  2. Coordinate the operational aspects of our properties to protect, maintain, and improve the value of our assets.
  3. Develop and manage annual operating expense budgets and provide variance analysis and forecasting to clients.
  4. Manage third-party contractors and vendors engaged in operating and maintaining our properties.
  5. Collaborate with the Contract Manager to bid and contract for scheduled and operational maintenance and project services.
  6. Transform existing operational practices to leverage tools, processes, and relationships to ensure high-efficient and effective service delivery.

Employee Management

  1. Work with the Account Director to provide strategy, vision, and continuous improvement to drive facility personnel to advance the quality of service delivery and further the client partnership.
  2. Foster a collaborative teamwork environment and promote energy and enthusiasm to maximize productivity and motivate employees with recognition and career growth opportunities.
  3. Ensure optimal rollout and training in the use of standard tools, processes, and systems, including the facility computerized maintenance management system.
  4. Work with the Account Director to source employee career growth and development opportunities within or outside of the account.

Service Delivery

  1. Lead the facility organization to perform in accordance with Service Level Agreements, achieve Key Performance Indicators, and score favorably on client satisfaction surveys.
  2. Administrate contract services, including major facilities operations, Critical Environments, and services such as HVAC, Fire Life Safety, janitorial, pest control, landscape, and other services.
  3. Optimize service call responsiveness and ensure reliability of conveyance equipment and building infrastructure supporting operations.

Financial Management

  1. Develop and maintain operating budgets for all sites, meeting targets as defined in KPIs.
  2. Meet facility-specific cost savings targets to contribute to the account achieving significant savings in year one and two of outsourced operations.
  3. Work with strategic sourcing professionals to identify cost savings opportunities and support their contracting efforts.

Requirements

  1. Mechanical or electrical engineering or related field.
  2. Minimum 5 years direct supervision of multi-building operations required.
  3. Experience in managing multi-site locations, vendors, and capital projects.
  4. Experience of subcontractor management.
  5. Experience with Health and Safety legislation.
  6. Computer skills (MS Office, CMMS, AUTOCAD, etc.).
  7. Superior client relationship management skills.
  8. Ability to plan and manage within budget and time constraints.
  9. Strategic thinker with strong implementation orientation.
  10. Understanding of commercial leases, contract documents, and routine accounting methods.
  11. Familiarity with and understanding of building systems.
  12. Ability to multitask and work without direct supervision.
  13. Strong organizational skills and collaborative management style needed.
  14. Superior financial skills and budgeting experience is a requirement.
  15. English Advance Level, able to establish a business conversation and written documents.
