Loan Partner II (LP2) – Job Description

Location: Remote

Reports To: Loan Officer / Branch Manager

Position Summary

The Loan Partner II (LP2) plays a key role in ensuring the success and timely closing of every loan in the pipeline. This position is responsible for accurately prequalifying and pre-approving borrowers, maintaining proactive communication with clients and partners, and ensuring a smooth and efficient loan process from start to finish.

The LP2 will collaborate closely with Loan Officers, processors, underwriters, and Realtor partners to provide exceptional service and ensure that 95%+ of loans close on time while maintaining outstanding client satisfaction.

Key Responsibilities

1. Prequalify

2. Contact all newly received applications within 24 hours of assignment.

3. Review the 1003 application with borrowers and collect necessary documentation.
4. Evaluate cash, credit, and income capacity to determine loan eligibility.
5. Explore all available options before declining a pre-approval.
6. Keep Realtor partners informed throughout the qualification process.

7. Stay current on investor guidelines and program changes.

8. Pre-Approve

9. Communicate pre-approval parameters and issue accurate pre-approval letters.

10. Provide any supplemental documentation (e.g., Pre-Approval Addendum).
11. Notify referring Realtors immediately after issuing pre-approvals.
12. Expedite urgent or "rush" pre-approval requests.
13. Identify and flag potential issues or red flags to the Loan Officer or Team Captain.

14. Dedicate at least one hour weekly to proactive pre-approval outreach.

15. Pipeline Management

16. Onboard all newly received contracts for Rate Lock Consultations.

17. Submit complete loan files to processing for eDisclosures.
18. Conduct daily "gauge checks" to track priority ("hot") loans.
19. Participate in weekly branch pipeline meetings to review milestones.
20. Make Tuesday borrower update calls (and Realtor updates when necessary).
21. Coordinate with loan processors, borrowers, attorneys, and Realtors to prevent delays.
22. Review Closing Disclosures for accuracy against Loan Estimates.
23. Conduct pre-closing calls 48 hours before closing and congratulatory calls upon funding.
24. Ensure post-closing support and handle urgent after-hours inquiries when necessary.
25. Maintain 95%+ on-time closings and proactively resolve 95%+ of loan issues before escalation.

Qualifications

• Minimum 5 years of experience in mortgage processing, underwriting, or origination.
• Proficient in DU/DO, LP, and major investor guidelines.
• Experience with Loan Origination Systems (Encompass, Calyx Point, etc.).
• Skilled in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook, OneNote).
• Strong verbal and written communication skills.
• Excellent time management, organization, and problem-solving abilities.
• Ability to work under pressure, manage multiple priorities, and meet deadlines.
• Proven ability to collaborate effectively across branch and corporate levels.
• Completion of regulatory and compliance training required.

Performance Metrics

• 95%+ of loans close on time.
• 95%+ of loan issues resolved without escalation.
• Consistent and timely borrower and Realtor communication.

Additional Expectations

• Professionalism: Maintain high standards in all communication (no slang, abrupt responses, etc.).
• Client Experience: Act as a concierge between borrowers, partners, and internal teams.
• Availability: Remain accessible via email or phone for urgent matters.

Pay: $ $250.00 per hour
