Financial Analyst – Real Estate Investment & Development

Position Overview

We are seeking a high-performing Financial Analyst to support acquisition, development, asset management, and capital markets activities across a diverse American (U.S.) real estate portfolio. The ideal candidate will be highly analytical, Excel-driven, and capable of building and maintaining sophisticated financial models used to evaluate new investments, development projects, recapitalizations, and strategic decisions. This role requires strong quantitative ability, meticulous attention to detail, and the ability to synthesize financial, market, and operational data into actionable insights.

Key Responsibilities1. Financial Modeling & Underwriting

  • Build, maintain, and enhance advanced real estate financial models, including:
  • Multifamily, mixed-use, office, and development pro formas
  • Discounted cash flow (DCF) models
  • Construction and lease-up projections
  • Sensitivity analyses, scenario testing, and downside cases
  • Evaluate acquisition and development opportunities using:
  • IRR, equity multiple, cash-on-cash, DSCR, cap rates, NPV
  • Land residual analyses and highest-and-best-use assessments
  • Prepare detailed Excel-based investment underwriting packages for internal and external stakeholders.

2. Market Research & Due Diligence

  • Conduct submarket-level research on rents, occupancy trends, supply pipelines, cap rate movements, and comparable transactions.
  • Support due diligence including lease reviews, operating statements, rent rolls, zoning summaries, and third-party reports (appraisals, surveys, environmental).

3. Asset Management & Reporting

  • Assist with quarterly and monthly reporting, including:
  • Variance analysis vs. budget and underwriting
  • Performance tracking of stabilized, value-add, and development assets
  • Updating investor reporting dashboards, KPIs, and forecasting models
  • Support refinancing processes, lender reporting, and capital request packages.

4. Investment Materials & Presentations

  • Create professional investment memos, pitch decks, feasibility studies, and lender packages.
  • Prepare summary charts, maps, tables, and visuals for executive and investor review.

QualificationsTechnical Skills

  • Advanced Excel proficiency required, including:
  • Index/Match, Offset, XLookup, Sumproduct
  • Scenario Manager, Data Tables, Solver
  • VBA or macros (preferred)
  • Complex multi-tab modeling with dynamic assumptions
  • Proficiency in real estate modeling frameworks (ARGUS knowledge a plus).
  • Strong ability to build dynamic cash flow models from scratch.
  • Experience with data visualization tools (PowerPoint, Power BI, Tableau, or similar).

Education & Experience

  • Bachelor's degree (or equivalent) in Finance, Real Estate, Economics, Accounting, or related field.
  • 1–4 years of experience in real estate investment, development, asset management, banking, or private equity.

Job Type: Full-time

Pay: From $25,000.00 per month
