It is the Project Designer's job to ensure that each project is designed for success, that all stakeholders are fully informed throughout the design-build process, and that all team members are working seamlessly together. The Project Designer is a multi-talented team member lending their design skills, brand expertise, product knowledge, organizational aptitude, and leadership abilities to other members of the Hotel Rehabs and client project teams. In addition to production of design documents, the Project Designer will use their creative problem-solving abilities to assist estimating, purchasing and construction department project managers with onsite design challenges, submittal reviews and product order changes.Required QualificationsBachelor's degree in Architecture, Interior Design, or related fieldFive (5) to Seven (7) years postgraduate experience working full-time in an Architect's or Interior Designer's office.High proficiency in RevitDemonstrated proficiency in standard technical design production programs (Auto CAD, Bluebeam, Sketch-up, Adobe Photoshop, Adobe In Design etc.)Prior construction document production experience, including correlating a complete set of working drawingsFamiliarity with building codes and accessibility standardsStrong written, verbal and computer communication and organizational skillsAbility to organize and manage multiple projects simultaneously.Ability to communicate effectively across multiple departments and management levels and with clients and other external partnersAttention to detail and organizational aptitudeStrong collaborative work ethicHospitality (hotel) design experiencePreferred QualificationsPrior experience delivering projects utilizing design-build methodologiesDesign Document ProductionWork with the Architecture & Design Manager and Production Manager to plan, produce and manage all required design documentationReview PIP (Property Improvement Plans), SOW (Scope of Work) narratives, and proposal/ contract documents to establish project scope/parametersSchematic design package(s) as required for internal, client, and brand approvalsDD level documents as required for brand approvalsCD level documentation for permitting and constructionPlan check/permitting review and response (including submittals and required supplemental documentation)Train, mentor, manage, and efficiently utilize assigned Design Build CoordinatorClient SupportParticipate in weekly/bi-weekly project calls with extended client teamParticipate in regular OAC calls as required during preconstruction and construction phasesMaintain on-going client relationships through regular contact and collaborationDesign, Procurement, & ComplianceLead site survey visit and complete a 3-D scan of the project scope areaDevelop initial thoughts and direction regarding the design process, spatial planning, design selections, functionality, and brand compliance.Collaborate with Estimating, Purchasing, Client, Brand and/or outsourced consultantsParticipate in recurring internal team meetingsManage design schedule ensuring that critical milestones will be metEnsure work is performed to current hotel brand standards and that submittals are processed in a timely mannerUnderstand and ensure compliance with ADA and other applicable building codesImplement ADA drawing corrections and communicate with ADA consultantCoordinate design efforts with 3rd party engineering as requiredCoordinate review and stamping of CD drawings from 3rd party architect of recordEncourage and manage effective communication throughout the design build processMaintain and grow cooperative internal, client and consultant relationshipsCultivate positive relationships with the hotel brand design and PIP managersCoordinate waivers as required with hotel brand PIP managers and design reviewersConstruction administration including review and response to submittals, RFIs, shop drawings and product transmittals for custom FF&E and construction materials, etc.TeamCoordinate with Construction to ensure constructability, functionality, and budget managementCoordinate with Purchasing to ensure all specs and take-offs align with scope of workPrepare for and effectuate internal project handoffs (from Estimating to Design-Build and Design-Build to Field Project Management)Maintain organized and complete project recordsIndustry Training-NetworkingUnderstand and become conversant in all major hotel brand standardsMajor brand submittal and review platforms (Marriott Lobo, Hilton Design, IHG Design Connect, & Hyatt Design, etc.)
