Descripción del trabajo Monitors operations, oversees overall revenue performance, identifies cost savings, and develops innovative strategies to align operator to hotel owners' interests and long-term goals. The essential functions of this role will be: financial reviews, operational appraisals, capital expenditure, F&B, spa and ancillary revenue management, and advisement to ownership on overall management issues. Further responsibilities include: Identify sources of potential additional income and cost containment opportunities Review financial statements to confirm concepts occurred as portrayed in the reports Identify trends and act upon these findings Verify concepts to ensure they match budget and third‑party contracts Coordinate capital expenditure strategies for each property Prepare performance summaries for quarterly reports that include: balance score card for rooms, food & beverage, and overhead CPOR, CPG, CPC and other KPI analysis to better understand the market fundamentals assisting or affecting hotel performance Detailed per-line analysis of P&L reports Guest satisfaction report Salaries, wages, and benefits analyses Utilities analyses GOP Flow-through analyses Provide narratives on each property's performance and relation to its strategic goals Coordinate approval of yearly budgets Compile market evidence to assist owners in decision making Assist in fast decision making for hotel teams to act quickly and effectively Communicate with senior management team about any immediate decisions to make Prepare agenda of all non-urgent decision-making items to discuss during weekly calls Negotiate third‑party contracts Call third parties to verify pricing provided is accurate and aim to improve terms Leverage and cross‑reference internal database to validate pricing Financial analysis, performance tracking and ongoing review of all data and documents such as STR data, revenue management data, forecast, and profit and loss statements Monthly reviews with hotel(s) to discuss monthly data and strategies to improve performance Execute improvement projects when / where feasible, acting as project leader and coordinating a matrix organization with no direct‑report structure Coordinate, prepare and manage yearly insurance policy quoting process, advising ownership on opportunities to improve policy coverage conditions as well as competitive premium benchmarks Coordinate claim management process for assets, especially during catastrophic damages events, managing the communication and workflow, and functioning as liaison between hotel teams and insurance brokers Maintain a thorough understanding of all factors affecting hotel markets and submarkets associated with the hotel(s) Coordinate and prepare agendas for weekly calls with the hotel management teams Follow up on pending requests and approvals Ensure previous to do's were handled Check delivery of call reports and minutes Developing and implementing short term, intermediate, and long‑term strategies to improve the value of the hotel(s) Complete hotel reviews monthly; however, hotel needs may require additional visits. Responsible for assessing, developing, and implementing value enhancement opportunities for the hotel(s) including an understanding of all types of capital projects. Ability to develop hotel ROI analysis. Overall responsibility for ensuring capital projects are completed on time and within budget in cooperation with the design and construction group or third parties including a variety of internal and external advisors. Identify and assist to rectify, as commercially responsible, potential, or existing conditions relating to life safety, legal or physical deficiencies. Visit competing properties to analyze market trends and key drivers of value in other hotels Prepare written report with pictures for every site visit and distribute to team Professional Experience Minimum of 18 months of asset management experience, including: underwriting investment opportunities, analysis of capital allocation, management fees calculations. Solid track‑record in hospitality management and operations. Minimum of two years' experience in all‑inclusive hotel operations. Specific Knowledge / Qualifications / Skills Exposure to property management and possess solid financial and accounting acumen Advanced PC skills, including data management, Microsoft Office Strong analytical and problem‑solving skills Attention to detail is a must Ability to multi‑task, manage multiple projects, and meet deadlines Strong working knowledge of property‑level financial statements and the ability to understand complex pro‑forma models; ability to develop reasonable defensible forecasts of incomes and expenses Knowledge of market and feasibility analysis, familiarity and knowledge of legal documents, familiarity with capital expe #J-18808-Ljbffr
