Civil o a fin. *INDISPENSABLE* Certificación PMI.De preferencia Especialidad, Posgrado o MaestríaExperiência mínima de 10 a 15 años en puesto similarConocimiento en la planeación y desarrollo de Proyectos Constructivos, desde el inicio hasta el final.Actividades principales:- Generar el proyecto ejecutivo y proyectos complementarios que lo soporten.- Elaborar la propuesta del proyecto arquitectónico (fachadas, interiores, etc.).- Elaborar especificaciones arquitectónicas y de acabados del proyecto.- Elaborar ingenierías e instalaciones de los proyectos.- Revisar la factibilidad técnica del proyecto y de sistemas constructivos (junto con el Director de Proyecto) y generar los complementos necesarios al proyecto en caso de requerirse.- Elaborar el anteproyecto basado en especificaciones de la dirección general y hacer la definición del aprovechamiento del terreno (estudios de factibilidad y análisis de sitio).- Otorgar capacitación técnica al área de ventas, sobre las especificaciones técnicas y conceptuales del proyecto.- Entregar información de inicio de construcción (fichas técnicas, planos 60 x 90) a encargados de obra.- Elaborar planos de obra terminada. Hacer presentaciones de viabilidad de nuevos proyectos.- Elaborar estudios ante municipio para recolectar información correspondiente a permisos de construcción para generar el anteproyecto.- Hacer y presentar cotizaciones de ingenierías necesarias para su contratación. Elaborar un pre-estudio de acabados (cotizar con proveedores).- Proporcionar la información necesaria para tramitologías (individualizaciones, crédito puente, ayuntamiento, municipio, ecología, etc.).- Generar carpeta de ventas (descripción del proyecto con especificaciones técnicas, imágenes, renders y planos arquitectónicos con enfoque comercial). Visitar la obra y supervisar su apego al proyecto ejecutivo, generar actualizaciones de planos si se requiere.- Elaborar y entregar a DAF el paquete de especificaciones técnicas del proyecto, así como los formatos que solicitan las instituciones bancarias para créditos.- Alinear metas de área con las de negocio.- Fijar objetivos de Sub-Direcciones a su cargo.- Fijar políticas de Sub-Direcciones a su cargo.- Negociar prioridad de negocio con áreas.- Determinar requerimiento de recursos.- Garantizar productividad del área.- Garantizar rentabilidad del área.- Garantizar seguridad del área.- Elaborar presupuesto de gastos del área Controlar.- Reportar resultados mensuales del área.- Tomar medidas para corregir desviaciones.- Innovación constante de métodos y planes.- Calidad en el diseño de proyectos.- Nível de creatividad e Innovación.- Definición adecuada del proyecto.- Oportunidad y calidad en análisis y reporte de información.- Satisfacción del cliente (Diseño, espacios, entorno, calidad creativa, etc).¿Que ofrecemos?Sueldo base a negociar (nos adaptamos a tus expectativas, abiertos)Prestaciones de leyA negociar residencia en caso de no vivir en HermosilloZona de trabajo: Hermosillo, Sonora.Interesados postularse por este medio.Tipo de puesto: Por tiempo indeterminado, Tiempo completoSalario: $120,000.00 - $140,000.00 al mesHorario:- Turno de 8 horasPrestaciones:- Opción a contrato indefinidoLugar de trabajo: remoto híbrido en 83106, Hermosillo, Son.
