The Construction Land Development Manager supports the development and delivery of the construction of the projects from site selection through design, permitting,constructionand operation.
The Construction Land Development Manager will be a key contributor in the execution of comprehensive permitting programs and to the pre-construction program. This role will require regular engagement with key stakeholders from Mexico and LATAM.
Specific Job Task – Site due diligence management; permit application reviews; permit approval delivery; site acquisition, design and entitlements.
The successful candidate will:
- Manage thepermitting and approvals processfor a portfolio of projects to enable new datacenter development and constructionthroughout the LATAM region.
- Conductcomprehensiveassessments during due diligence and throughout design and construction to identify permit requirements and associated risks.
- Coordinate with key internalcounterpartsincluding land development,design, construction,operations and environmental teamleaderstodevelopcomprehensiveand integrated permitting and project deliverystrategies
- Communicate key risks, mitigations, and policies to internalstakeholders.
- Work with internal and external stakeholders to Identify innovative solutionsto resolve delays to construction or other activities due to permitting delays.
- Own key strategic relationships withregulatory agencies, government officials and other key external stakeholders and act as a single point of contact for all discussions around permitting, planning approvals, and pre-construction delivery.
- Supportthe development of program tools and processes to continuously improve the delivery of permits, approvals and entitlements fordatacenter development.
- Educate the project team on permitting requirements to ensure timely approvals and compliance
- Manage permit approval conditions to ensure compliance
- Key Metrics will include permitting and delivery timeline predictability
- Have a strong background in project management and the ability to collaborate with multiple stakeholders to drive desired outcomes.
- Understand the development process, foresee future challenges, and mitigate challenges.
Skills and Qualifications
To be successful, you must have a strong background in land development, permitting and entitlement, be able to work in a dynamic and global organization, and have a strong desire to continually learn and innovate. We will expect you to:
- Bachelor’s Degree in Engineering, Construction, or equivalent area.
- 7+ years of experience delivering large scale and/or complex planning and construction projects.
- Be fluent in business English & Spanish (additional regional languages such as Portuguese are a plus)
- Work well within a fast-paced organization who is a self-starter, process-minded, and collaborative.
- Experience delivering permits and planning approvals, and other entitlements for large scale and/or complex construction projects.
- Experience managing a portfolio of projects and associated budgets and schedules
- Ability to establish and maintain cross-functional and positive working relationships with internal and external teams including environmental consultants, attorneys, contractors, and regulatory agencies.
- Strong written and verbal communication skills, attention to detail and high standards for quality of deliverables.
- Environmental permitting experience
- Community Engagement and Stakeholder engagement experience
