Job Summary:
We are seeking a highly skilled Investment Acquisition Specialist to join our team. The successful candidate will be responsible for curating investment opportunities, working with a multi-faceted team to acquire hundreds of homes per month, and performing financial analysis to produce cash flow projections.
Key Responsibilities:
- Curate investment opportunities by underwriting and offering on properties from a multitude of sources.
- Work with a multi-faceted team across departments to contribute to the acquisition of hundreds of homes per month.
- Perform financial analysis of investment opportunities for both single properties and bulk portfolios of homes by quantifying value and expenses to produce cash flow projections.
- Run sensitivity analyses that leverage our company's analytics infrastructure to generate offer prices that meet and exceed investment hurdles.
- Maintain regular acquisition volume reports, compare pro forma projections to actual results, and other related performance measurement tools.
- Perform essential acquisitions administrative tasks that require a mastery of tools like MS Excel to manage data.
- Communicate regularly with outside sellers and stakeholders.
- Collect, organize, review, and summarize property diligence reports, leases, legal documents, financial and operating information, property condition reports, and other due diligence materials.
- Gather and evaluate economic, demographic, and market data, including rent and sales comparable in various markets (property, buyers, sellers, etc.) as directed.
- Participate in constant process improvement and platform enhancement efforts.
Requirements:
- Bachelor's Degree in Economics, Finance, Math, or related fields is preferred.
- Proficient in Microsoft Office, especially Excel and Powerpoint.
- Familiar operating in a cloud-based, digital workspace (i.e. Google Drive suite).
- Real estate and/or other investment experience is preferred but not required.
- Excellent business development skill set - verbal and written communication skills, ability to distill information down to key points.
- Outstanding organization skills and an ability to leverage and contribute to improvement of systems to manage a high volume of transactions with strict deadlines.
- Critical thinking skills leading to well-reasoned conclusions and problem solving.
- Experience building financial models and/or familiarity with database queries is a bonus qualification.
What We Offer:
National Maintenance Brokers, LLC offers a competitive salary of $13, $15,000.00 per month and a comprehensive benefits package.
