We are seeking a highly skilled and experienced Real Estate Asset Management Associate Manager to join our team at PepsiCo Deutschland GmbH. As a key member of our Global Real Estate organization for LatAm, you will be responsible for managing commercial negotiations for new lease contracts, renewals, and revisions, as well as overseeing the active projects portfolio.
Key Responsibilities- Secure Real Estate Processes: Ensure that all real estate transactions are properly executed and followed by internal customers and broker partners.
- Build Business Relationships: Foster effective business relationships with business units teams (internal customers) to gather legitimacy as a key business partner.
- Prepare Business Budgets: Compile information for real estate business budgeting, as well as Real Estate department expenses for AOP process.
- Negotiate Lease Terms: Treat or convey to responsible departments any requests/demands from internal customers/landlords such as discussions on physical changes/improvements/maintenance, revision of commercial/legal terms, information for benchmarking, etc.
- Manage Contracts: Compile appropriate information from broker partner and internal customers to support negotiations with landlords on new lease terms and actual contract renewals/revisions.
- Project Management: Manage the elaboration of new contracts and amendments - request to Legal, intermediate clause negotiations with landlords, make sure e-copies are uploaded on lease management system.
- Team Supervision: Supervise, support, and coach direct reports.
- Education: Bachelor degree in Business Administration, Engineering, Architecture, Law, or Economy.
- Experience: At least 5 years of experience in Corporate Real Estate (in companies similar to PepsiCo). Previous experience managing direct reports.
- Language Skills: Fluency in Spanish. Proficiency in English. Basic knowledge in Portuguese.
- Skills: Knowledge of negotiation techniques (brokerage skills are differentiating). Knowledge of the Mexican legislation applied to real estate is desirable.
