1. Role Overview

  1. Position: Virtual Lead Manager
  2. Primary Function: Manage inbound & outbound leads, build rapport with sellers, schedule appointments, and ensure smooth handoff to acquisitions team

2. Key Responsibilities

  1. Inbound & Outbound Lead Management:
  2. Handle incoming calls from potential sellers
  3. Retrieve, input, and update lead data in CRM (Podio)
  4. Schedule appointments for qualified leads
  5. Conduct follow-ups for warm leads
  6. Perform quality assurance calls to check on past interactions
  7. Sales & Relationship Building:
  8. Build strong rapport with sellers over the phone
  9. Ask the right questions, listen actively, and identify seller motivation & urgency
  10. Ensure a smooth handoff to the acquisitions team
  11. Edify the company & acquisition manager to instill trust
  12. Market Awareness & Adaptability:
  13. Understand real estate market trends in St. Louis & Southern Illinois
  14. Quickly adapt to new tools & systems (e.g., Podio CRM)
  15. Use common sense in interactions (e.g., avoid over-questioning sellers with limited property info)

3. Required Skills & Qualifications

  1. Critical Competencies:
  2. Strong English communication skills (Clear, professional, minimal to no accent preferred)
  3. Sales-oriented mindset (Not hard sales, but must be persuasive & strategic)
  4. Ability to build relationships over the phone (Warm, engaging, and professional)
  5. Problem-solving ability (Understanding seller situations and adjusting conversations accordingly)
  6. Familiarity with CRM systems (Preferably Podio)
  7. Previous real estate experience preferred but not required
  8. Spanish proficiency is a plus (due to Spanish-speaking sellers in the market)

4. Work Schedule & Location

  1. Work Hours:
  2. Tuesday Friday: 12 PM 8 PM (CST)
  3. Saturday: 9 AM 5 PM (CST)
  4. Days Off: Sunday & Monday
  5. Preferred Candidate Location:
  6. Open to remote candidates
  7. Strong preference for Latin American talent due to experience with bilingual candidates

5. Compensation & Hiring Process

  1. Salary Range:
  2. $7 - $10/hour, depending on experience and skill level
  3. Performance-based bonuses available for high-quality candidates
