**POSITION OVERVIEW**
The Assistant Property Manager should create the very best rental experience for both owners and residents. The Assistant PM must share an owner’s mentality by ensuring that the owner is getting the best return on their investment - AKA, “Treat it like you own it.”
This position is responsible for working with the market-level Evernest team to move properties smoothly through each step of the Lifecycle of a Property. This position is without a doubt the backbone of operational execution. Partnering with our clients is a strategic, long-term play in Evernest reaching 250,000 homes by 2030.
**COMPETENCIES & REQUIREMENTS**

- **Maintaining/updating all internal and external systems daily to ensure proper information flow**
- Adding value to weekly L10s (Market/Dept).
- PM Asana task completion daily.
- Auditing/updating all internal/external databases daily.
- Onboarding properties within 24 hours of notification from the institution.
- **Timely flow of post-reno properties through the process from rent-ready walk to move in**
- Ensure the initial rent-ready walk is done and the punch list (or approval) is given to the institution within 3 business days of the property being sent to us.
- Confirm all properties have valid rental registrations and certificates of occupancy, and that all open permits have been approved and closed before we list them for rent.
- Once the property is ready for listing, ensure properties are listed within 3 business days.
- **Daily review and delivery of all work orders over the maintenance limit to the PM or Team Leader**
- Ensure local teams are following all institutional maintenance protocols.
- Ensure maintenance is approved and dispatched in a timely manner.
- **Conduct a weekly leasing audit of all vacancies**
- Ensure all listings are accurate, have good photos, are syndicated, and that listing data is flowing.
- Provide a leasing recommendations to the PM or Team Leader to ensure the property is leased quickly.
- **Within the first 90 days, develop Assistant Property Manager Audit**
- Collaborate with the Property Manager and Ops Director to develop an audit list of all daily, weekly, and monthly tasks needed to run a portfolio of properties.
