Here at H&M México we are in search of an experienced** Junior Lease Administrator **to join our team.
- Is this role for you?_

Our Junior Lease Administrator is partner with expansion, legal, controlling, accounting, facilities, construction, advertising, area teams as required to verify lease information and provide support as needed. Supports the preparation & tracking of Termination Notices, Renewal Notices and Term Commencement Agreements

**Job Responsibilities, including but not limited to**:

- Abstracts and enters leases, amendments and other documents into electronic lease administration database
- Sets-up, maintains and is responsible for the data integrity of all physical and electronic lease files
- Internal and External transmittal of documents, reports and Notices
- Data Audits on co-tenancy, key dates, rent terms, etc.
- Creates and transmits Rent Summary packages to Accounting to process Initial Rent or Adjusted Rent obligations
- Key Date Tracking - Expirations, Kickouts, Renewals, Co-Tenancy, Openings & Closings
- Partners with expansion, legal, controlling, accounting, facilities, construction, advertising, area teams as required to verify lease information and provide support as needed
- Supports the preparation & tracking of Termination Notices, Renewal Notices and Term Commencement Agreements
- Analyzes, researches, interprets and assists in resolution of Landlord/Tenant Issues
- Construction Allowance & Additional Reimbursements - Support in tracking, requesting and reporting, working closely with Construction team to gather relevant information, dates, waivers and other documents needed to collect.
- Late Delivery Fees - Support in preparing Notices, tracking, reporting and verification of crutial dates
- Supports the handle of all incoming & outgoing Notices pertaining to portfolio
- Assists in following-up all Lease obligations
- Prepares Checklists for Construction, Expansion and Controllers Termination Checklists
- Supports Sr Lease Admin on preparation of annual rent budgets and quarterly forecasting

**Financial Accountability**:

- Contributes preparing Annual Rent Budgets and Quarterly Forecasts for Real Estate Portfolio
- Reviews, analyzes, recommends and implements solutions to decrease rent related costs
- Collection of Construction Allowance, Late Delivery Fee Collection

**Requisitos**:

- BA or BSc preferred in Business, Finance or Law
- Advanced level of English

**Competencies**:

- Proficiency in Microsoft Office
- Strong time management skills with the ability to adapt and respond to changing conditions and deadlines
- Ability to manage a large lease database, including inputting, editing and verifying information
- Attention to detail and strong work ethic
- Ability to understand and interpret commercial lease documents
- Ability to communicate clearly both verbally and in writing
- Solid analytical and accounting skills
- Effective at meeting tight deadlines and turning documents around quickly
- Ability to write routine reports and legal correspondence in a concise and effective manner
- Strong sense of customer service for internal and external clients
- Ability to work effectively in a fast-paced work environment while managing various tasks at once
