Job TitlePermits SpecialistPosition PurposeThe point of this position is to provide management of store projects across the country from the point of approval to delivery to Construction. Manages the permitting process in all areas of the country, utilizing multiple third parties where necessary to prepare and deliver the proper documents. Ensures that all stores have all the proper permits in a timely fashion to meet the store opening schedule and investment hurdles. Negotiates and contracts for all due diligence (survey, environmental and geotechnical) for Store Development. Must be able to evaluate and communicate risk levels to Real Estate and Legal teamsPrimary Accountabilities- Reclutamiento, Negociación y Selección de empresas de Consultoría gestión de Permisos y Estudios especializados nível nacional, con la finalidad de tener las plantillas necesarias y adecuadas para el seguimiento de cada proyecto.- Revision de nuevos inmuebles basandose en documentacion proporcionada por el area de bienes raíces, visitas a las dependencias municipales, estatales y/o federales antes para determinar las factibilidades de los proyectos y permisos aplicables que ayuden a la toma de desiciones para los cierres de contratos de compra o renta.- Apoyar a las Areas de bienes Raíces y legal llevando acabo reuniones con propietarios, que definan los estatus de los permisos antecedentes y orienarles sobre pendientes por parte de ellos, para lograr consolidar las negociaciones de los nuevos proyectos.- Coordinacion de los equipos de gestoria y consultorias especializadas asegurandose de realizar los estudios y permisos necesarios buscando optimizar el mejor tiempo posible en la obtención de los permisos para cada una de las tiendas.- Elaboraciones de Cartas Poder, Oficios y/o Documentos, memorias descriptivas o síntesis de proyecto, de acuerdo a requisitos especiales ante dependencias de especialidad. (Responsivas, Convenios, Etc.), incluyendo obtención de firmas por parte de los apoderados de AutoZone para posteriormente llevar los documentos a certificación notarial y finalmente enviarlos a los gestores o dependencias correspondientes.- Interconectarse con los funcionarios municipales, estatales o federales adecuados para resolver cuestiones de zonificación, permisos, señalización donde las empresas de consultoría estén teniendo problemas de respuesta o corrupción, para así garantizar que todas las tiendas nuevas cumplan con las políticas, reglamentos y pautas adecuadas, así como los estándares de la tienda AutoZone.- Administración Presupuestal por Proyecto, incluyendo la clasificación de Gatos por Derechos Municipales, Estatales y/o Federales, Recepción, revisión, análisis y aprobación (3níveles) de Pagos Facturas por Honorarios de Servicio Consultoría y Costo Estudios especializados según requiera la particularidad del sitio. Lo anterior debidamente registrado mediante control interno.Education & ExperienceLevel of Formal Education: A Bachelor's degree (BA, BS) or equivalent.Area of Study: LawyerYears of Experience: Three to five years.Type of Experience: Knowledge in permits and licenses required for the operation of business.Other/Preferred: English speaker
