Real Estate Transactions Lead

As the Real Estate Transactions Lead, you will formulate and execute Aptiv’s real estate transactions in accordance with requirements, cost, and delivery timing. You will coordinate, oversee, and drive real estate strategic planning, acquisition and disposition activities, managing economic analysis and required deliverables including business cases development, financial analysis and formal recommendations. You will report to the Head of Real Estate Strategy & Transactions and be given autonomy to have a real business impact and influence Aptiv’s footprint.**Your Role**:- Deliver real estate strategy and transactions activities from start to finish, including strategic planning, business case validation, site acquisition, renewals, expansions, and disposition of real estate assets.- Drive and coordinate key real estate contract negotiations from RFP, engagement of suppliers, preparation of HOTs, cross functional coordination of technical requirements, Lease and Sales contracts.- Effectively manage and negotiate for a wide variety of commercial real estate product, including industrial, office and land.- Present projects and initiatives to Senior Management as required and secure requisite approvals.- Manage critical dates, evaluate contract options, and determine strategic direction. Monitor performance metrics.- Prepare and communicate financial analysis templates including cash flow projections, NPV (net present value), and/or lease vs. buy financial analyses to enable business units and corporate leadership to make informed decisions.- Throughout the project life cycle, influence project execution to remain in compliance with Corporate Policies and Procedures: Financial, Safety/Environmental, Regulatory, and applicable Government regulations.- Stay abreast of industry trends to improve efficiency and productivity. Benchmark and continually improve Global Real Estate performance.- Opportunity to grow and expand to cover the entire Americas region.**Your Background**:- Bachelor's degree in Finance, Facilities Management, or a related field required.- 3+ years’ experience in an international corporate setting (preferred)- 2+ years’ strategizing and negotiating complex contracts (preferably in Real Estate)- Advanced level of English is required- Knowledge of financial principles, OPEX & CAPEX planning, construction budgets, project accounting, scheduling, and contracts.- Understanding of manufacturing & Industrial operations and track record of working in an international corporate environment.**Aptiv Rewards & Advantages**:- Interesting career in a leading, world-recognized company;- Opportunity to professional growth and personal development in an international environment- Ability to implement own ideas and solutions**Some see differences.
