The Vice President (VP) of Construction will manage the full scope of residential and commercial construction projects as assigned and all construction staff and subcontractor trade base. Direct and manage the design teams for design‑build projects. Responsibilities Leadership – Senior executive responsible for the overall management of all construction operations and design (architecture and interiors), residential and commercial. Lead and direct the subcontractor qualification and selection for all work under management. Lead and direct the development and regular updates of all subcontractor scopes of duties. Prepare, communicate, and direct weekly meetings with project stakeholders including OAC, project status meeting, slotting tool meeting, development meeting, operations meeting, project manager meeting, monthly PM reviews, financial update meetings, and estimating update meeting. Identify and take action on causes for failures or setbacks. Strategic thinker who is able to see the big picture and how activities may have consequences on different areas of the business. Analyze and develop ideas for the plans of the team and/or department. Develop operational work plan for projects. Foresee longer‑term implications of proposed positions, options, and approaches that are not readily apparent. Demonstrate insightful understanding of the organizational context and priorities, how they interact and how they affect issues. Strategically provide new information or data to key decision‑makers or stakeholders to influence their understanding and decisions. Not only diagnose areas for improvement, but suggest potential options and outcomes. Decision maker and problem solver: demonstrate flexibility and agility, and ability to anticipate and course‑correct as the business dictates. Make effective, straightforward decisions promptly based on generally adequate information. Seek guidance as needed when the situation is unclear, but generally manage activities within their domain without ongoing intervention. Make decisions by weighing several factors, some of which are partially defined and entail missing pieces of critical information. Identify the specific information required to clarify a solution or to make a decision. Involve the right people in the decision‑making process as needed. Direct and manage the design teams, including architectural, sub‑consultants and interior design teams; hold each accountable to deliverables and compliance with industry standards and Discovery Land expectations. Provide training to the sales teams; educate them on inclusions, options, and construction. Support and manage other projects remotely at the direction of the president. Participate in standing leadership meetings, developing standards, and sharing practices across departments and projects. Effectively communicate: present well, handle conflict with a professional and personable demeanor; effectively manage expectations. People Management Coach, mentor, motivate, and supervise project team members and influence them to take positive action and accountability for their assigned work. Address HR concerns associated with the project, including terminations, disciplinary action, communication notices, promotions, yearly reviews. Passion for supporting and developing people. Effective coach and mentor to teams – both direct and indirect. Talent assessment capabilities – identifying and calibrating competencies and soft‑skills development in others. Seek professional development for self and others. Make efforts to improve others’ efficiencies. Collaboration excellence – facilitate problem‑solving, involving all parties. Break down barriers between team. Facilitate the sharing of expertise and resources. Provide constructive feedback to fellow team members. Seek ideas and input from colleagues in own and other teams to make best use of expertise and improve performance. Recognize conflicts that arise within the team and act to bring these out into the open. Facilitate collaboration across teams to achieve Discovery’s broader goals. Operations Serve in the capacity as general contractor and construction manager of developer homes, commercial projects, and staff.
