We combine a personal, service-driven approach with strong systems and modern tools to stay competitive in both markets.Position SummaryThe Revenue & Channel Partner Manager is responsible for driving revenue, market share, and profitability across both Big Bear Lake and Puerto Vallarta. This role manages pricing, inventory, and all distribution/channel strategies.This person must have a proven, verifiable track record in:Revenue ManagementChannel Partner Management (Airbnb, Vrbo, Booking.com, wholesalers, direct channels)The role works closely with Owner Account Managers (OAMs), Marketing, Operations, and the leadership teams in both countries.Key ResponsibilitiesPricing StrategyBuild and manage pricing strategies for both markets across all distribution channels.Make daily rate and restriction adjustments using demand data, occupancy forecasts, and market conditions.Maintain proper pricing across direct website, OTAs (Airbnb, Vrbo, Booking.com), and any additional channel partners.Set and manage LOS rules, minimum nights, and close-to-arrival policies that protect revenue and operational flow.Performance Analysis & ReportingPrepare weekly/monthly performance reports (ADR, RevPAR, Occupancy, Market Share, Channel Mix).Track KPIs to validate pricing decisions and recommend adjustments.Provide performance summaries and strategic recommendations to leadership and OAMs.Market Research & TestingRun competitive set analyses for both Big Bear and Puerto Vallarta.Test strategies (A/B testing, elasticity studies) to understand customer behavior.Stay updated on local demand drivers like events, seasonality, travel trends, and competitor moves.Channel Partner ManagementOversee OTA partnerships and ensure strong performance and connection health.Manage listing quality, visibility settings, ranking improvements, and promotions.Work directly with OTA account managers in both USA and Mexico.Maintain accurate mapping, availability feeds, content, and rate parity across all channels.Collaboration & CommunicationWork with OAMs to help owners understand strategy and revenue opportunities.Coordinate with marketing on promotions, packages, and seasonal campaigns.Communicate market shifts, pricing recommendations, and booking trends to internal teams.Tools & TechnologyOperate revenue tools, PMS platforms (Streamline), analytics dashboards (Key Data, LSI, AirDNA, Power BI), and any future tools added for PV.Understand integrations between PMS, pricing tools, and OTAs—including limits, quirks, and required settings.Ensure all systems show correct pricing, fees, availability, and restrictions.Revenue OptimizationIdentify opportunities for extra revenue (upsells, promotions, packages, distribution improvements).Build strategies for high-demand and low-demand periods in both markets.Monitor booking pace daily and shift tactics based on performance.Adjust pricing based on market trends, owner use, and availability.Daily TasksData & Documentation AuditsAdd/remove new/retired homes from all systems.Check property data accuracy across internal and external platforms.Taxes, Fees & Rate MarkupsEnsure all taxes, fees, and surcharges for both U.S. and Mexico markets are accurate and updated.Adjust markups to protect margins.Property OnboardingBuild new property shells in Streamline and partner systems.Confirm details such as rates, fees, photos, ordinances, and rules.OTA Onboarding & Mapping (1 hr/day)Map new listings and verify connections to all channels.Confirm accurate URLs, listing health, and availability feeds.OTA Listing Quality & Distribution Edits (1 hr/day)Audit photos, descriptions, amenities, and quality scores.Improve listing visibility and ranking settings.Trends & Research (3 hrs/day)Use Power BI, Key Data, Lighthouse, LSI, BBV Analytics to track pace, trends, and competitor behavior.Review RevMax or equivalent dashboards for opportunities.Rate Audits & Adjustments (3 hrs/day)Adjust rates daily based on research findings.Test strategies and measure performance results.QualificationsProven & verifiable success in BOTH revenue management AND channel partner management.3+ years experience in vacation rentals, hotels, or hospitality revenue management.Strong Excel skills and experience with data tools/visualizations.Experience with PMS platforms (Streamline preferred) and OTA systems.Strong analytical skills and ability to convert data into clear action plans.Excellent communication and collaboration skills.Self-starter with high attention to detail.Ability to work across U.S. and Mexico markets with cultural and operational awareness.Why Join Us?You will directly influence the success of two exciting markets—Big Bear Lake and Puerto Vallarta.
