Tax Credit Community Manager

The Portfolio Operations Specialist is responsible for the overall management of a tax credit community. This includes ensuring the property is well-maintained, and all necessary repairs and improvements are made in a timely manner. The ideal candidate will have excellent communication skills and be able to effectively manage a team of employees.

Key Responsibilities:

  • Observe the condition of the apartment complex and arrange for maintenance, repair, and improvement as needed.
  • Maintain a valid driver's license and have a reliable vehicle for site visits.
  • Establish work schedules and assign tasks to employees to meet the needs of the property.
  • Ensure compliance with company policy and procedures in all financial and clerical matters.
  • Accurately maintain the computerized property management system and ensure all necessary documents are up-to-date.
  • Follow and maintain accurate budget control and purchase order systems as instructed by the Regional Manager.
  • Ensure the property management system is compliant with HUD regulations and company policy.
  • Prepare and transmit accurate and timely reports to the Regional Manager.
  • Process invoices for payment promptly and accurately.
  • Assign financial and clerical duties to office personnel and monitor their performance.
  • Conduct training sessions to improve employee performance and capabilities.
  • Operate the project within budget and spending limit guidelines.
  • Supervise all project employees, including hiring and firing, in accordance with company policy.
  • Keep the Portfolio Manager informed of progress on major projects.
  • Supervise on-site personnel on management-resident relations and develop a genuine concern for resident welfare.
  • Inspect and approve all contract work performed on the property.
  • Maintain confidentiality of personnel and resident files.
  • Approve payroll time sheets via email to the Corporate Office by the designated deadline.

Delegation of Authority: The Portfolio Operations Specialist is authorized to delegate authority to key employees, subject to approval by the Portfolio Manager.
