Turbo Facilities Lead

As part of Rappi, you will be responsible for:

Garantizar la sana expansión y crecimiento de las Darkstores, asegurando las correctas adecuaciones locativas, mantenimiento preventivo y correctivo, y la disponibilidad de todos los implementos operativos necesarios (racks, neveras, señalización, mobiliario, equipos eléctricos, entre otros).
El rol también es responsable de mantener negociaciones, renegociaciones y controles hacia los 3PLs (cuando corresponda), garantizando que las condiciones físicas, técnicas y contractuales de cada tienda respalden la operación eficiente, rentable y segura.

Responsabilidades principales

1. Planeación y ejecución de adecuaciones
Coordinar y supervisar proyectos de obra, adecuaciones y remodelaciones de Darkstores desde la fase de levantamiento hasta la entrega operativa.
Asegurar el cumplimiento de los estándares técnicos, normativos y de seguridad (protección civil, sanitarios, eléctricos).
Validar layouts, planos y especificaciones técnicas en conjunto con el área de expansión y operaciones.
Documentar avances, desviaciones y entregables de cada proyecto en los sistemas de control establecidos.

2. Gestión de mantenimiento preventivo y correctivo
Diseñar, ejecutar y monitorear el plan de mantenimiento preventivo nacional, asegurando disponibilidad continua de los activos operativos.
Dar seguimiento a tickets y solicitudes a través del sistema de mantenimiento, definiendo niveles de urgencia y tiempos de respuesta (SLA).
Supervisar la atención de proveedores y contratistas, asegurando calidad, cumplimiento y trazabilidad en las intervenciones.
Asegurar que todas las tiendas mantengan condiciones óptimas de operación, limpieza técnica, iluminación y refrigeración.

3. Control de presupuestos y contrataciones
Gestionar presupuestos de mantenimiento y adecuaciones, garantizando la optimización de costos y priorización por impacto operativo.
Validar cotizaciones, aprobar gastos menores y canalizar inversiones mayores a dirección.
Supervisar contratos de mantenimiento, obras y servicios, asegurando cumplimiento de términos, garantías y entregables.
Coordinar con Procurement los procesos de compra de materiales, herramientas y equipos.

4. Relación con 3PLs y arrendadores
Supervisar el cumplimiento de obligaciones locativas por parte de arrendadores y 3PLs.
Gestionar renegociaciones, mantenimientos compartidos o reclamos técnicos derivados de contratos operativos.
Asegurar que las condiciones físicas de las Darkstores estén alineadas con los compromisos de rentabilidad y con el modelo operativo Turbo.
Validar junto con legal y operaciones cualquier modificación contractual derivada de adecuaciones o reparaciones.

5. Control técnico y normativo
Verificar que las instalaciones cumplan con normativas de protección civil, eléctrica y sanitaria.
Estandarizar los criterios constructivos y de mantenimiento para asegurar homogeneidad en el parque de tiendas.
Documentar reportes técnicos, levantamientos fotográficos y bitácoras por tienda.
