**REMOTE RESIDENT & PORTFOLIO ASSISTANT PROPERTY MANAGER**Zenith Properties NW, LLC, Clark County's Premier Residential Property Management and Real Estate Brokerage Firm is seeking an Independent Contractor for the role of Resident & Portfolio Assistant Property Manager.**THE PERSON: Hardworking. Results Driven.**Our ideal Resident & Portfolio Assistant Property Manager has the drive and energy to keep up with our rapid growth and fast-paced environment, excellent people skills, and a positive “Can-Do” attitude”.They thrive on owning the Property Management goals and will ethically do what it takes to get there.**RESPONSIBILITIES**- Own and support all communication and issue resolution with Residents and Tenants in assigned Portfolio in a REAL TIME responsive manner.- Assist Portfolio Property Manager with Owner communication in assigned portfolio if needed.- Holds Tenant accountable for following the terms of the lease.- Consistently receive at a minimum of one (1) Five-Star Review every month.- Accountable for and Owns Resident/Owner related compliance and financial issues.- Accountable for issuing notices for non-payment of rent, non-compliances, inspections, and charging any non-compliances from inspections.- Accountable for Risk Mitigation and in-depth knowledge of common Landlord/Tenant risk and legal issues involving Residents/Tenants.- Accountable for and owns Resident/Tenant communication during Move Out process.- Handles the renewal process from start to finish with Residents, negotiating terms, issuing notices, and execution of the lease.- Diffuses escalations promptly through clear, kind, and concise communication.- Coordinates tenant requested maintenance, works with maintenance team on delivering prompt maintenance services to tenant.- Actively support Leadership and Property Management Teams.- Participate and promote a positive Team Culture by living Company Core Values.**QUALIFICATIONS****Required**- **Residential Property Management Experience**:- C1-C2, Advanced/Fluent English Level Required- AppFolio or similar Property Management Software- Ability and desire to work during regular business hours, Monday - Friday, between 8:00 AM and 5:00 PM (PST) Pacific Standard Time.- Confidence with phone calls with Residents & Owners, as it is the primary form of contact.- A desire and ability to make this a long-term career relationship.- Ability to embody our Core Values and be a positive addition to our Team and Company Culture.- Comfortable with concepts of intermediate math- Tech-savvy with common business tools- Problem-Solving Skills- Detail Oriented- Deadline Driven- Self-motivated work ethic**Preferred**- 4-year Degree in Business, related industry, or equivalent experience- Residential Property Management Experience - Single-Family Homes- Leadership Role Experience- Customer Service Experience- Maintenance Coordination Experience**WHY Zenith Properties?**We are an innovative family-owned business that is currently growing like wildfire.
