We are looking for a trustworthy maintenance coordinator to take charge of all incoming maintenance requests. To be successful, you should demonstrate excellent organizational skills and be able to think on your feet.Outstanding maintenance coordinators should be able to motivate workers in their charge, and constantly be looking for ways to innovate old methods and practices.**Responsibilities**:- Ensure a positive resident experience- Qualify incoming work orders by asking exploratory questions regarding the maintenance concern- Troubleshoot maintenance issues- Dispatch service through the preferred vendor network- Follow up on work orders consistently until completion- Compare invoices to the requested work and address discrepancies- Manage the Vendor network- Schedule and perform semi-annual surveys of every property in the portfolio- Source new vendors and promote lasting relationships with current vendors- Execute all other duties assigned by the Company Owners or Property**Requirements**:- Positive, up-beat attitude; unwavering ethics and a strong sense of responsibility- Great troubleshooting experience: understands how to walk customers through an issue to truly understand the problem- Excellent customer service and negotiation skills.- Strong attention to detail.- Leadership experience recommended.- Repair work experience preferred.- Relevant licenses and certificates may be required.**Salary**: $7.00 - $9.00 per hour**Job Types**: Full-time, ContractSchedule:- Day shift- Monday to Friday**Experience**:- PM: 1 year (preferred)Work Location: Remote**Salary**: $140.00 - $160.00 per hour**Education**:- Bachelor's (preferred)**Experience**:- Real Estate: 1 year (preferred)- maintenance coordination: 1 year (preferred)**Language**:- English fluently (required)
