About the Role

Gensler is seeking a highly skilled Design Manager to lead our architectural projects and drive business growth. As a key member of our team, you will leverage your expertise to deliver exceptional results, manage client relationships, and expand our market presence.

Key Responsibilities

  • Lead project teams to implement client projects, providing leadership and communication of project objectives, scope, terms, and schedule.
  • Develop and maintain strong client relationships to identify opportunities for additional services and projects.
  • Manage project scheduling, budgets, staffing, and setup with clients, subcontractors, vendors, and contractors.
  • Prepare project proposals, negotiate contracts and fees, and bid projects to multiple general contractors.
  • Track and manage financial performance of projects for success, including work plans, schedules, fees, change orders, billings, and collections.
  • Lead business development efforts, including identifying new project opportunities and expanding existing client engagements.
  • Manage the project lifecycle, estimating, bidding, project kick-off, weekly coordination, punch list, turnover, opening, and project close-out.
  • Collaborate with project team members on design solutions and documentation.
  • Guide project teams in documentation, pricing through construction.
  • Resolve complex technical/design issues.
  • Develop project specifications.
  • Communicate with consultants and authorities having jurisdiction.

Requirements

  • Bachelor's or master's degree in architecture or a related field.
  • 10+ years of related experience, managing projects and teams.
  • Professional license or certification required.
  • Proven experience in business development and client relationship management.
  • Experience negotiating project scope, fees, managing project financial performance, and ensuring fiscal responsibility for projects.
  • Knowledge of building materials, specifications, and construction techniques specific to core and shell architecture.
  • Strong knowledge of building codes, zoning, accessibility, and jurisdictional processes.
  • Extensive experience in construction document preparation, including detailing and field observation.
  • Experience with project management software, such as MS Project, a plus.
  • Strong Revit, Adobe Creative Suite (InDesign, Photoshop, Illustrator), Microsoft Office experience desired. AutoCAD, SketchUp, Rhino, Enscape, VRay also beneficial.
  • Essential knowledge of engineering disciplines in coordinating highly technical infrastructure-heavy projects.
  • Demonstrated commitment to sustainability and sustainable building practices required; portfolios should include at least one project with this particular focus, and candidates should be prepared to discuss this in their interview, especially built projects with LEED, Living Building Challenge, WELL Building Standard, Fitwell, and/or Net Zero Building certification.
