The Facilities Operations Director plays a pivotal role in ensuring that all aspects of our facilities run efficiently and effectively. This position is responsible for the overall management of services and equipment that support our core operations, including maintenance, security, cleaning, and other support services.

Key responsibilities include developing and implementing facility management policies, overseeing building projects and renovations, managing budgets, and ensuring compliance with health and safety regulations. The successful candidate will possess strong leadership skills, excellent communication abilities, and a thorough understanding of facility operations and maintenance.

Daily Operations:

  • Oversee and manage the daily operations of the facilities department, ensuring seamless execution and timely completion of tasks.
  • Develop and implement policies and procedures to ensure efficient and effective facility management, aligning with Xylem's global standards.

Maintenance and Repairs:

  • Coordinate and supervise maintenance and repair projects for all facilities, ensuring prompt resolution of issues and minimal downtime.
  • Conduct regular inspections to identify and address any maintenance or repair needs, maintaining a proactive approach to facility upkeep.
  • Develop and maintain relationships with external vendors and contractors for facility repairs and services, negotiating optimal pricing and service agreements.
  • Ensure all maintenance and repair work is completed in a timely and cost-effective manner, adhering to Xylem's financial guidelines.

Safety and Security:

  • Implement and enforce safety and security protocols for all facilities, ensuring a secure environment for employees and visitors.
  • Conduct regular safety and security audits and make necessary improvements, maintaining compliance with relevant regulations and standards.
  • Manage emergency response plans and procedures for facilities in case of any emergencies, ensuring swift and effective response times.

Space Planning and Utilization:

  • Plan and implement space utilization strategies to optimize the use of facilities, maximizing productivity and efficiency.
  • Coordinate office and building moves and reconfigurations as needed, ensuring minimal disruption to business operations.
  • Ensure compliance with building codes and regulations for all spaces, maintaining a safe and accessible environment.

Contract and Lease Management:

  • Negotiate and manage contracts for facility services, including janitorial, landscaping, and security services, securing optimal pricing and service levels.
  • Review and renew leases for facilities, ensuring alignment with Xylem's business objectives and budget constraints.
  • Monitor and enforce tenant compliance with lease agreements, maintaining a positive landlord-tenant relationship.

Team Management:

  • Lead and manage a team, providing guidance, feedback, and support to ensure high performance and job satisfaction.
  • Set goals and KPIs for team members and monitor performance, fostering a culture of continuous improvement.
  • Foster a positive and collaborative work environment, promoting open communication and teamwork.
