About the Role

We're looking for a high-energy, results-driven Sales and Leasing Specialist to serve as the

critical first point of contact for every prospective resident who shows interest in our properties. This is a fast-paced, remote position where speed, warmth, and persistence directly translate to occupancy success. Your mission is simple but vital: connect with every lead within one hour, convert interest into scheduled property tours, and guide qualified prospects through the application process to move-in.

people over, takes pride in flawless execution of a proven system, and has the organizational

discipline to manage multiple prospects through various stages of the leasing journey

What You'll Do

Speed to Lead Execution

  • Monitor the CRM continuously throughout your shift for incoming leads across all properties
  • Contact every new lead within 60 minutes via phone (primary) and follow-up communication
  • Make multiple contact attempts using strategic timing and persistence until you reach the prospect

Tour Conversion & Sales

  • Engage prospects with warmth and professionalism, building rapport quickly over the phone
  • Qualify leads, understand their needs and timeline, and match them to the right property
  • Overcome objections and address concerns to move prospects toward booking a tour
  • Schedule tours and confirm appointments, ensuring nothing falls through the cracks
  • Follow up with prospects who haven't responded or are "thinking about it"

Application Management & Administrative Support

  • Guide qualified prospects through the application process, ensuring they understand

requirements and timelines

  • Proactively follow up with applicants to collect outstanding documents (pay stubs, IDs,

references, etc.)

  • Review submitted applications for completeness and accuracy before routing for

approval

  • Communicate application status updates to prospects, keeping them informed and

engaged throughout the process

  • Coordinate with the property team to resolve application questions and move approved

applicants toward lease signing

  • Maintain organized tracking of all prospects in the pipeline—from initial contact through

CRM Management & Documentation

  • Log all call activity, prospect details, objections, and outcomes in the CRM accurately and immediately
  • Update lead status and next steps to ensure seamless handoff to the touring team
  • Track your own metrics: contact rate, conversion rate, tours booked, and speed to lead performance

Accountability & Optimization

  • Own your daily and weekly goals for calls made, contacts reached, and tours booked
  • Identify patterns in objections or drop-offs and proactively suggest improvements
  • Maintain high energy and quality standards even during high-volume periods

  • Comfortable with Repetition – You're calling leads all day. If you need constant variety, this isn't the role for you. If you love perfecting a craft through repetition, you'll excel here.

Preferred Experience

  • 1-2+ years in inside sales, appointment setting, leasing, or customer service roles (property management experience is a plus but not required)
  • Experience working in a CRM system (Yardi, Knock, Rent Manager, Salesforce, or similar)
  • Experience managing application processes, collecting documents, or similar

administrative workflows

  • Proven track record of hitting or exceeding call/conversion metrics
  • Experience in a remote or virtual work environment

What Success Looks Like

Within 30 days, you're:

  • Consistently contacting 90%+ of leads within 60 minutes
  • Booking tours per week
  • Maintaining accurate CRM records with zero missed follow-ups

Within 90 days, you're:

  • A trusted subject matter expert on objection handling and lead conversion
  • Hitting or exceeding monthly tour-booking targets
  • Proactively identifying bottlenecks and suggesting process improvements
  • Managing a full pipeline of prospects from first contact through move-in with minimal

supervision

Work Environment

  • Fully remote position – Work from home with reliable internet and a quiet workspace
  • Core working hours required – Leads come in during business hours and evenings; schedule flexibility within coverage windows
  • High call volume – Expect to make calls per day depending on lead flow
  • Metrics-driven culture – You'll be measured on activity (calls, contact rate) and outcomes (tours booked)
