**About the role**:
The Closing Disclosure Specialist is responsible for preparing, reviewing, and delivering accurate Closing Disclosures (CDs) in compliance with TRID, RESPA, and company guidelines. This role ensures that all loan documents are complete, accurate, and delivered to borrowers and settlement agents within regulatory timelines, while maintaining clear communication with internal teams, clients, and external partners.

**Key Responsibilities**:
**Preparation & Review of Closing Disclosures**
- Accurately prepare initial and final Closing Disclosures in compliance with regulations applicable.
- Review fees, loan terms, and closing costs for accuracy and compliance.
- Verify that all lender and third-party charges are correctly disclosed.

**Compliance & Timeliness**
- Ensure Closing Disclosures are delivered to borrowers within required timelines.
- Monitor regulatory changes and ensure company processes remain compliant.
- Work with compliance and quality control teams to resolve any discrepancies.

**Collaboration & Communication**
- Coordinate with Loan Officers, Processors, Underwriters, and Settlement Agents to collect and confirm closing figures.
- Communicate with title companies, attorneys, and settlement agents to reconcile final numbers.
- Provide borrowers with clear explanations of disclosures when needed.

**File Management & Documentation**
- Maintain accurate records of disclosures and borrower acknowledgments.
- Update loan origination system (LOS) with final approved figures.
- Ensure all documents are properly stored in accordance with company and regulatory requirements.

**Issue Resolution**
- Identify and resolve discrepancies in fees, terms, or disclosures before closing.
- Escalate complex issues to management or compliance when necessary.
- Support closing team to avoid delays in loan closings.

**Requirements**:

- Experience in mortgage processing, closing, or compliance (2+ years preferred).
- Strong knowledge of TRID, RESPA, and federal/state mortgage regulations.
- Familiarity with loan origination systems (Encompass, Calyx, or similar).
- High attention to detail and accuracy.
- Excellent organizational and communication skills.
- Ability to manage multiple files and meet strict deadlines.
