As a Senior Facilities Manager for the Regional Operations, you will play a pivotal role in ensuring exceptional service delivery to our internal teams while maintaining compliance with local, state, and federal regulations. We seek a proactive Senior Manager with a strong commitment to leading a diverse team of skilled professionals dedicated to collaborating with stakeholders, senior management, vendors, and other partners. In this position, you will engage directly with various business units and initiatives to create modern and efficient work environments.

  • Oversee all operational aspects of multiple commercial properties; this encompasses building maintenance and grounds upkeep. Manage operating expenses, capital investments, and the overall financial performance of the property portfolio.
  • Interpret real estate leases, contractual obligations, and vendor agreements; collaborate with legal advisors as necessary.
  • Drive the execution of both short-term and long-term real estate initiatives.
  • Manage relocation, consolidation, expansion, and construction projects as required.
  • Maintain a comprehensive inventory of service contracts and fixed assets for each location, coordinating with the finance department on asset transfers during relocations or closures.
  • Partner with project managers and space planners; attend regular construction meetings, assist in site selection while ensuring business needs and space efficiency are met. Identify and track completion of punch list items, and conduct site inspections for warranty-related issues.
  • Collaborate with internal teams to assess space requirements as presented by business units. Review and validate fit plans to ensure user needs are met and drawings are precise. Provide line managers the opportunity to review and give feedback on fit plans, ensuring their approval.
  • Analyze employee growth trends and collaborate with planning teams to allocate space according to departmental needs.
  • Foster positive relationships with cross-functional teams such as Projects, HR, Global IT, Security, Procurement, Lease Administration, and EHS.
  • Manage relationships with contractors, suppliers, and vendors to ensure service delivery aligns with contractual agreements, overseeing invoice processing and vendor payments. Ensure sourcing practices adhere to corporate guidelines, including engagement with diverse suppliers.
  • Actively participate in Corporate Social Responsibility initiatives and promote Energy/Sustainability programs.
  • Contribute to the Risk Management and Resiliency Program (RMRP).
  • Effectively manage operations, capital budgets, and expenditures, including budget formulation aimed at optimizing costs while enhancing value; provide financial reporting and operational analysis.
  • Lead, mentor, and supervise staff across multiple locations, including full-time employees and contractors.
  • Assess and communicate appropriate staffing levels required at various sites.
  • Clearly establish, communicate, and monitor the progress of team goals, objectives, and training.

Preferred qualifications:

  • Proven experience in commercial real estate, multi-site leasing, and facility operations.
  • 8-10 years of management experience, preferably within a large organization. Previous construction management experience is advantageous.
  • Bilingual proficiency is required - must be able to read, write, and speak both Spanish and English.
  • A BA/BS degree or equivalent experience in Facilities Management, Business Administration, or a related field is preferred.
  • Professional certifications are a plus.
  • Strong written and verbal communication skills are essential.

This role involves overseeing space planning, building, and office management services to optimize operations and maximize the use of facilities and equipment within a designated region.

As part of the facilities management team, you will manage office services, facility operations, and building-related services across multiple locations. Responsibilities include the design, planning, construction, and maintenance of facilities and equipment. You will plan, budget, and schedule modifications to facilities, including cost estimates for equipment, labor, and materials. You will coordinate building space allocation and layout, as well as manage facility expansions. Regular updates on space planning and monthly facility expense reconciliations will be part of your duties. You may also participate in various committees and strategic planning initiatives as needed.

You will assist in developing short, medium, and long-term plans to achieve strategic objectives, regularly interacting with senior management to ensure that unit goals are met. Proficiency in email and Microsoft Office applications, as well as familiarity with purchase order systems, is crucial. You should be prepared to serve as an after-hours contact for facilities emergencies and be accessible as needed. Travel may be required. A minimum of 10 years of prior facilities management experience is expected. A BA/BS degree or equivalent is required, with additional professional credentials preferred, such as RPA/FMA or CFM.
