***Position: Property Maintenance Coordinator **(** 100% **Remote)**
**Job Overview**:
Our client is looking for someone who can manage any and all maintenance needs for the 17 self-storage properties within their portfolio. This includes managing vendors, routinely sourcing new vendors, scheduling work, following up on work and ensuring it has been completed, and approving for invoices to be paid. It also includes - for larger projects - gather multiple bids from vendors so that ownership can review, compare, and make a decision on what to do for larger property improvement initiatives.
Examples of routine maintenance: repairs for doors, gates, front keypads, fences, door latches, and junk removal.
Examples of larger property improvement projects: add new security cameras to property, install new front gate, replace / repair paved driveways, and roofing repairs.
To start you will be assigned one-off tasks for a variety of properties. As you grow into the role, you will be expected to take ownership of all maintenance for all properties, and to be able to prioritize between tasks depending on urgency.
**Responsibilities**:
- Manage some (eventually all) routine maintenance for all properties within the portfolio.
- Oversee and push forward larger property improvement initiatives.
- Sources and manage vendors (i.e. pest control, landscaping, snow removal, gate repair, building repair, etc.)
- Approve invoices to be paid
**Solutions**
- Utilize ClickUp to track tasks and provide updates on progress
**Skills and Requirements**
- Ownership mentality: feels like an owner of the property, and wants it to do well, and is obsessed with making sure everything runs perfectly.
- Conducts research before asking questions. Always comes prepared with a solution before asking a question.
- At least 2 years experience managing and sourcing vendors for property maintenance.
- Excellent communication skills (English spoken and written)
- Google Suite (training will be provided)
- Must be intelligent, trustworthy and competent
- Must be outgoing, and very friendly on the phone
- Reliable internet/WiFi and excellent audio quality with mínimal to zero background noise
- You must be very organized, detailed oriented and on top of to-dos.
- Must have a strong work ethic and track record delivering results.
- You must be reliable and show up on time.
- Must be located in Latin America or the Caribbean
**Schedule**:
- 8am to 5pm EDT Monday - Friday and availability for sporadic calls on weekends
**Salary**:
- $1800 USD / month
